Your 2026-2027 Resident Maintenance Checklist

Moving into a new home comes with a lot to remember. At 360 Management, we want our residents to feel informed, prepared and comfortable in their homes from day one.


While our team is here to help when maintenance needs arise, there are also a few things that fall under the resident’s responsibility. Knowing what to expect — and taking a few preventative steps throughout the year — can help you avoid unnecessary maintenance issues and keep your home running smoothly.


Here are a few of the most important things to know.


Keep the Air Flowing


Your HVAC air filter plays a bigger role than you might think. A clean filter helps your system operate efficiently and keeps air circulating properly throughout your home.


If you’ve just moved into a 360 Management property, you’re starting with a new filter. From there, it is the resident’s responsibility to replace the air filter at least once every three months.


Keeping up with this simple task is one of the best ways to take care of your HVAC system. When an air filter becomes dirty or clogged, it restricts airflow and forces the system to work harder than it should. Over time, that added strain can lead to HVAC issues — and in some cases, cause your air conditioning to stop working altogether.


We recommend making a recurring reminder on your phone or calendar every three months so it’s one less thing to remember!


Think Cool — Not Freezing


Alabama summers are no joke, and your air conditioner is working hard to keep up.


A good rule of thumb is that an air-conditioning system is generally designed to cool a home approximately 20 degrees below the outdoor temperature. On a 100-degree summer afternoon, setting your thermostat to 68 degrees doesn’t necessarily mean your home will be able to reach or maintain that temperature.


Avoid continuously lowering the thermostat in an attempt to make the system cool faster. Giving your HVAC system a reasonable temperature to maintain can help prevent unnecessary strain — and potentially a breakdown during the hottest part of the year. Try only lowering the temperature 2 degrees at a time, to keep the HVAC system as healthy as possible.


What’s That Smell?


When cooler weather finally arrives in Auburn and Opelika, you may notice a faint burning smell the first time you turn on your heat. In many cases, this is normal as the heating system runs for the first time after sitting unused.


If your property has gas heat, remember that the gas utility should have been transferred into your name at move-in. You may also need to confirm that the pilot light is on and functioning properly.


And while you’re switching the thermostat from AC to heat, use it as another reminder to check that air filter!


Know What Could Be Your Responsibility


At 360 Management, we take pride in caring for our residents and the properties we manage, and our team works to resolve maintenance issues as efficiently as possible.


However, there are certain repairs that may become the resident’s financial responsibility when the issue is caused by misuse rather than a problem with the property itself.


Garbage disposals: Be mindful of what goes down the disposal. If a maintenance request reveals items such as glass, silverware or bones inside the unit, the cost of the repair may be the resident’s responsibility.


Clogged toilets: If a toilet clog is caused by an issue with the plumbing system, that’s one thing. If an inspection determines that the clog was caused by an item placed in the toilet, the repair charge may apply to the resident.


A little prevention goes a long way in avoiding both maintenance headaches and unexpected expenses.
